Entry design guidelines

Dear landlords, dear landladies,

it is very important to us to offer you and the people looking for accommodation the best possible portal. Of course, the main goal is to ensure that your accommodation is booked. To get a little closer to this goal, your entry should meet the demands of the searchers. We would like to help you create an entry and would like to provide you with the following guidelines. 

First of all, compliance with the guidelines contributes to a clear appearance. This should help searchers to find their way quickly and easily through the platform. Furthermore, they provide you with the basis for fair competition with other landlords/ landladies. 

Basic Information 

  • Each entry must describe a specific accommodation. This refers to the description, prices and pictures, among other things.
  • Each separate location should be advertised individually.
  • Different properties/apartments located on the same ground must be described in the same entry.
  • However, reference may be made to possible further accommodation.
  • The full and correct address of the landlord must be provided.
  • You are fully booked or do not want to serve booking requests for other reasons? A mediation/forwarding of enquiries to other landlords is not permitted.

Under the following link you can see which information can be entered for which entry type. There are restrictions especially for bronze entries.

Editorial review

For each (new) entry, the entries are editorially checked by us. First and foremost, we ensure compliance with the guidelines. In addition, the texts are checked for conspicuous spelling and grammatical mistakes („carelessness“). However, we cannot give you a guarantee for the subsequent flawlessness.

Small adjustments are implemented independently and without a message. This includes, for example, the correction of spelling mistakes. If, on the other hand, decisive changes are involved, you will of course be informed of this by e-mail. It may also be the case that you are asked to make adjustments.

Accommodation description

When filling out the form fields, always ensure that the information is true and that the capitalisation is correct. Mandatory fields are marked accordingly. If these are not filled in, the entry cannot be saved.

Name of the accommodation

Please refrain from using the name of the accommodation as a catchy phrase. We would like to kindly point out that nothing more than the real name of the accommodation is required. Should your holiday flat actually have a star certification, this may of course also be mentioned.

Not allowed special characters:

  • (Special) characters and symbols that are only intended to attract attention but do not contain any information (example: <, §, #, $, * …)
  • Superfluous punctuation (example: cheap mechanic’s rooms!!!)
  • Exact address details (example: Musterstr. 00)
  • Capitalisation throughout
  • Unnecessary spaces and formatting (example: F E W O)
  • unfounded assertions (examples: „100 % satisfied guests“ or „cheapest accommodation in Germany“)
  • superfluous superlatives (examples: TOP, SUPER, SONDERPREIS etc.)
  • Stringing together an excessive number of adjectives (example: beautiful, bright, large, clean, friendly flat)
  • Stringing together of various places (example: assembly rooms near Essen, Duisburg, Oberhausen)
  • Superfluous indication of place/distance (example: Flat opposite bakery or flat 5km to Meyer shipyard and 2km to motorway).
  • Telephone number or other contact details
  • Own internet address (URL)
  • Usual furnishing characteristics (example: fitter’s room with bed, table, carpet and wardrobe)
  • Size details (example: 25 m² fitter’s room)
  • Price details, number of persons
  • Information on free or occupied periods

Street, house number and postcode

Enter the address of the accommodation at this point. Just as you would for letter post. If you do not want to publish the exact address, please let us know. We will then change the house number to „-“ afterwards. The house number is required in advance for technical reasons.

Not allowed special characters:

  • superfluous mentions of (next larger) places/cities
  • Listing of places
  • Distance information

Here you will find space to communicate notes on how to get here. This can include special features on how to get here or notes for input into the navigation system.

Description

Describe your accommodation together with its facilities and indicate any special features. For example, you can also mention local amenities, transport links or large employers in the vicinity.

In order to provide the searcher with a minimum of information, a description text is obligatory. If you decide not to add a text, we would like to point out that the searchers may not take any further notice of your entry. Of course, we are happy to help you with the text.

Try to put yourself in the position of the potential guests. For example, the following questions come up when looking for accommodation:

  • What kind of accommodation unit awaits me and how does access take place?
  • How can the accommodation be reached? Where is the nearest motorway access?
  • Are parking spaces available and is there a connection to public transport?
  • Are there cooking facilities in the accommodation?
  • Where is the nearest supermarket, snack bar, …?
  • How is the accommodation furnished? Simple or upmarket, modern or traditional? Is there a TV set(s) or no TV set(s)?
  • Do you sleep in separate beds or „marriage beds“? (A very important question for fitters)
  • Is smoking allowed in the premises? Or is there a balcony / terrace for smokers?
  • Is there a shared bathroom or does the room have its own bathroom?
  • Are there any other relevant special features?

Not allowed in the description:

  • Description of accommodation located at a different address. The mere mention of other accommodation is possible.
  • URLs (internet addresses) of other portals or of internet pages that have no clear reference to the accommodation / service.
  • Advertising for irrelevant other offers Example: „We also have a nail salon in the house“.
  • Disreputable 
  • Unnecessary listing of keywords Example: „Student room, Shared room, Unterkunft, Pension, Zimmer in Musterort“.
  • Listing of unusual special characters.
  • Groundless / false statements, example: „the cheapest accommodation in Germany“.

Equipment symbols

The equipment symbols help the searcher to quickly recognise which equipment the accommodation you are offering has. Please note that the features can be used as a filter criterion. This means that searchers can only view accommodation that has the desired (equipment) features. Therefore, you should be sure to activate the relevant symbols.

If you rent out a flat as a whole and also individual rooms of this flat, please indicate the number of objects to be rented in the price information.

Pictures

„Pictures say more than a thousand words“ – you probably know the saying. With the help of pictures it is possible for a potential guest to get a good first impression of your accommodation.

Please make sure that you have the image rights for the pictures used. If there are people in the pictures, please make sure to obtain their consent.

If you would like to use sample pictures from other accommodations of your own, this is only possible if the accommodations are furnished in the same way and it is expressly stated in the picture description that these are only sample pictures.

Picture description

The picture description has a maximum length of 42 characters. Mention briefly which rooms and/or details of the accommodation are to be seen.

Cover picture

Include an interior or exterior shot of the accommodation as the cover photo.

If the exterior photo is taken from a clear distance or from the air, this photo can only be used as the cover photo if your property is also recognisable as advertised accommodation on it.

If there are people on the cover picture, always make sure that the people do not make up more than a quarter of the picture. After all, the presentation of the accommodation should always be in the foreground.

Of course, it is also important for the cover picture that searchers find a uniform appearance and that no landlord can stand out through graphic conspicuousness. Therefore, the following is a list of things that are not allowed on title pictures.

Not allowed as title picture:

  • Logos
  • Collages (several pictures in one)
  • Images with captions, e.g. contact details or price information
  • Cartoons, QR codes, animals, awards
  • Flags and coats of arms
  • Frames of any kind, e.g. also colour gradients and white areas Landscape shots and sights in the surrounding area the view from the accommodation as well as shots of the garden
  • Exterior shots in which the accommodation is not clearly recognisable Example: floor plans, (construction) drawings, models of the accommodation
  • photographs that have been clearly processed in terms of colour, e.g. black and white pictures or sepia effect 
  • stock photos (purchased photos that do not represent your accommodation)
  • very blurred pictures
  • Signs and information on the house/fence/garden/vehicle etc.
  • Screenshots of your homepage
  • Food, drinks and other services
  • Guestbook entries, decoration etc., if the accommodation is not recognisable

Mention the person(s) responsible for booking enquiries for your accommodation at this point. If it is you, write your name here. Please note that the data from the field „Address of the landlord“ will not be published.

Telephone number, mobile phone number

Enter your telephone numbers here.

Note: In your entry the phone number from the field „Phone number“ as well as, if indicated, the mobile phone number will be displayed.

Homepage

If you have your own homepage, it makes sense to enter it here. If the information on the advertised accommodation is on a sub-page, refer to this place. Example: www.familie- mustermann.de/holidayapartment

The spelling (with or without http://www.) does not matter, our system has an automatic recognition and finally generates a clickable link.

If you would like to refer to an Internet page with relevant content, but which does not directly have anything to do with the rental, you are still free to mention the page in the description text. Example: In the neighbouring building you will find a restaurant where you will receive a discount as our guest. Visit www.gasthaus-nebenan-musterstadt.de

In general: Internet addresses with umlauts (ü, ö, ä) may be included.

Not allowed as homepage:

  • URLs (internet addresses) from other accommodation portals. Also not to the sub-page of your advertising entry there.
  • Links to content that obviously has nothing to do with the rental/accommodation. Not even if it is other information/offers of the landlord.
  • Links to domains that permanently refer to other portals.

E-mail address

The e-mail address is used for internal communication between you and DeinZimmer.de.de and must therefore be provided. If you do not have an e-mail account, please let us know by telephone so that we can find a solution.

Silver, gold and platinum entries have the option to set the e-mail address to „visible“ via the checkbox. If a tick is set, it will be displayed in the entry. If this is not the case, the e-mail address will also not be visible.

If you want searchers to contact you via an e-mail address other than the one stored, simply enter the desired address in the entry.

Note on umlauts in e-mail addresses: We would like to point out that if you use an e-mail address with umlauts (ü, ö, ä), we unfortunately cannot send you any e-mails. DeinZimmer.de sends e-mails with Googlemail. Unfortunately, Google does not support umlaut addresses.

Address of the landlord/billing address

The data from the field „Address of the landlord“ will not be published. They are used for internal communication between you and DeinZimmer.de. For legal reasons, the complete and correct landlord data is required.

Prices

You have to decide for yourself what the pricing should look like. The possibilities are very versatile. Therefore, we offer you the free text field for „Additional price information“ next to the price table.

Depending on whether you indicate prices for short-term or long-term rentals in the price table, it would be desirable to explain this under the „Additional price details“ and, if necessary, provide further price details.

Number of persons

In the first field, indicate the minimum occupancy rate, i.e. the number of persons or more for whom you are renting the accommodation. In the second field, enter the maximum possible occupancy, i.e. the number of beds in all accommodation units of your accommodation/location. Example: You have 4 holiday flats with 5 beds each. The minimum occupancy is 2 persons. Then enter: 2 – 20 persons.

Price table

If you offer one or more of the listed types of rooms or accommodation, first enter the number of the respective accommodation units. If the fields are filled in but no tick is set, the price table cannot be displayed later in your entry. The accommodation type ‚flat‘ can also be used, for example, if you offer a holiday home. Even if no single room is rented, the line for ‚Single room‘ can be used as the price for occupancy for one person.

  • Number: Number of the respective accommodation unit(s).
  • Persons: Maximum number of persons who can stay in the respective accommodation unit.
  • Price: Total price for occupancy with the number of persons indicated under ‚Persons‘.
  • „from price“: Is not to be filled in by you! The price per person and night is calculated automatically.

Additional price information

Use the additional price details to mention special arrangements for the following: Discounts, deposit, explanation of the price table, seasonal surcharges or other special features.

In addition, prices for breakfast, washing machine, parking, bed linen and towels, internet, etc. can be listed here.

Social Media

Here you can enter URLs (internet addresses) to other websites of your accommodation. The option to provide this information is not to be understood as a recommendation to use the social media channels. Whether you use these advertising channels is entirely up to you.

Facebook

The URL (internet address) of the Facebook page of your accommodation/company can also be entered. However, the linking of private profiles is not possible for technical reasons.
